Question: The RFS calls for either a TIA of $110 sf OR “turnkey” preparation of the space by Landlord in accordance with a mutually agreed upon scope of work and finish level. Is the selection of the TIA approach OR the Turnkey approach at the option of the Landlord or The District?
Answer: The lessor may propose either of these approaches.
Question: When describing the non restrictive nature of the TIA the RFS specifies actual costs associated with the move and build out…... “the District may use its allowance for hard and soft construction costs, IT, FF&E, specific electronic equipment and relocation services.”…..it does not specify that any unspent monies of the TIA can be used towards payment of rent?
Answer: Unspent TIA may be used towards rental payment.
Question: Who is representing the District in this proposed transaction?
Answer: Savills Studley, Inc is recognized as the exclusive broker representing the Tenant in this proposed transaction.
